About Fairhome
Buying a home in Singapore is the biggest financial decision most of us ever make — and the least transparent. Portals are paid by sellers and agents. Asking prices anchor you high. “Valuations” arrive only after you've committed.
Fairhome is the other side of the table: a buyer-side price check. Every estimate is built purely from recorded transactions published by HDB and URA — not listings, not agent submissions — and every number expands to show its working: the exact comparable sales, and the adjustment applied for market movement, lease, and storey.
We publish our accuracy instead of asserting it. The engine is backtested against real sales it has never seen, and the error is published for every town on the methodology page. No other Singapore valuation tool does this.
The estimates are free and need no account, and nothing an agent does changes them — every input is a recorded transaction. If a number here helps you negotiate $10,000 off an overpriced flat, or walk away from one, Fairhome has done its job.
We should say plainly how this is paid for, because it changes since we started. If you ask us to, we will introduce you to a CEA-registered agent, and that agent pays us for the introduction. It only happens when you ask or tick a box saying we may, you can stop it at any time, and it never touches the numbers you see. The privacy policy sets out exactly what is shared and when.
What's under the hood
- Every HDB resale transaction since 2017, refreshed daily from data.gov.sg.
- Every private caveat in URA's rolling window, plus monthly developer-sales figures.
- Rental contracts, MRT distances, BTO exercises, and launch data — all from public sources.
- An AI analyst (Ask Fairhome) that answers questions by querying this data and showing you the SQL it ran.
Fairhome is an independent project and is not affiliated with HDB, URA, or any government agency. Questions or corrections: hello@fairhomesg.com.
